Terms and Conditions
Reservations / Cancellations
- Payments are taken in full at the time of booking.
- Payments paid by card must be made by a person who will be resident in the property during the dates to which the booking relates. If the card holder is not present at check-in, the reservation is deemed to be invalid and non-refundable.
- We reserve the right and cannot be held liable if we need to cancel your reservation due to unforeseen circumstances. We will do our best to help you source alternative accommodation should this happen. A full refund would be issued.
- If we need to cancel your reservation due to a government lock down, whether local or national, we will endeavor to move your reservation to a mutually agreed date in the future. If this is not possible, then any deposit will be returned to you, and the reservation will be canceled.
- If you, the guest, choose to cancel your reservation, due to your country's advice, a local lock down in your area, due to the need to self-isolate, or for any other reason, our standard cancellation policy will apply.
- Refunds for cancellations will be issued up to 15 days before arrival. There is a no refund policy within 14 days of arrival.
- No refunds or part refunds will be made with regards to your stay in the event you or a member of your group test positive for Covid-19 or any other communicable disease either ahead of or during your stay.
- We strongly recommend you take out comprehensive travel insurance which provides for cancellation cover.
- You must complete all sections of the digital guest registration form sent to you ahead of arrival.
- Each guest over the age of 16 years old is required to sign the guest registration form upon arrival at the property.
- You will be required to show photographic ID to the host upon arrival at the property.
- There is no capacity for extra beds in any of the rooms.
- Only guests listed as occupants of the rooms are permitted entry to the property unless otherwise agreed by your host.
Check In / Out
- Your host (or other nominated person) will meet you at the property upon your arrival.
- Check-in is permitted between 17:00 and 21:00 hrs and cannot be accommodated at other times. If a guest arrives after 2100hrs (without the host's explicit prior knowledge and agreement) there will be no access granted and no refund issued.
- You must communicate, in advance, your estimated arrival time to the host. Failure to do so will mean you cannot access the property as there is no key collection point.
- Check-out time is strictly by 10:00 hrs. A standard fee of £50 will be applied for late checkouts.
Cleaning
- The property will be deep cleaned ahead of your arrival. We use a hospital-grade anti-bacterial / anti-viral cleaning product for your safety and protection.
- A full copy of the property's Covid risk assessment is available electronically upon request.
- You have booked serviced accommodation. A cleaner will attend the property to undertake basic cleaning tasks during your stay.
Shed
- The sheds are suitably sized to hold two bicycles each or skis or other miscellaneous items.
- Guests must communicate in advance if they wish to use this facility so that a key can be made available to you for its use.
- The sheds are covered by 24hr CCTV.
- All items left in the sheds are left entirely at the owner's own risk, and the hosts will not be held liable for any loss, damage, or theft of items.
Damages
- Accidents: Please let us know IMMEDIATELY of any damage or spillage, however caused, so that we can clean or repair.
- Any damage costs will be charged to the card that secured the booking.
- No naked flames allowed in the property during your stay. Includes: Candles, tea lights, parafin lamps, etc.
Smoking
- Fàilte Mhor is a strictly non-smoking premises, and smoking or vaping within the premises is against the law.
- You may smoke or vape outside and are requested to dispose of cigarette butts in the receptacle provided outside in the gardens.
- If a guest is found to be smoking or vaping inside the premises, they will be asked to leave immediately, and no refund for the reservation will be made. Additional charges for deep cleaning will be made to the debit / credit card which secured the original booking.
Behavioural misconduct
- Any guests behaving in an inappropriate / unlawful / aggressive / abusive manner will be asked to leave immediately and no refund will be given.
- The property is located in a quiet residential scheme. Please be respectful of the neighbors and make no noise after 22:00 hrs.
- No parties are permitted.
- Any guest found to be using illegal drugs or have illegal drug paraphernalia within the property will be reported to the police and asked to leave immediately with no refund issued.
Electric Bicycles, Scooters, wheelchairs, or other motorized vehicles
- These batteries must be charged outside the property as our home insurance explicitly forbids the charging of these batteries indoors. Please speak to your host who can advise you further on how and where to do this.
Parking
- There is free, on-street parking outside the property.
- Guest’s vehicles are parked entirely at their own risk. The hosts will not accept any liability for accidents, damage, or theft from guests’ vehicles.
Children
- Children under 7 yrs old cannot be accommodated.
- Parents must accept full responsibility / liability for their children’s safety whilst at the property.
- The property does not have safety catches on upstairs windows.
- There are no stair gates, socket guards, cupboard locks, or other such child-friendly devices on-site.
- The exit doors have thumb turn locks fitted on the inside and are therefore easily opened by children.
Dogs
- Dogs are not permitted on beds at any time. Any dog hair found on the bedding will incur a charge of £50 to the credit / debit card which secured the booking.
- In the event there is any damage caused to the property by your pets, the credit / debit card which secured the booking will be charged for the full amount of the repair or replacement of item(s).
- Dogs must not be left unattended in the property. A dog sitting service (at extra cost) may be available – please discuss this directly with your host.
- Please advise the host, in advance, if you wish to borrow a crate for your dog to sleep in during your stay.
- Feeding bowls, dog towels, throws, leashes, bedding, and poop bags can all be provided, free of charge, upon request.
- We know how dogs love to find every muddy puddle out there! We have fitted a warm water feed doggie shower in the rear garden to assist you to ensure your pets are mud-free before coming back inside.
- Dogs can roam free in the secure gardens but must be leashed when walking between your vehicle and the property or within the village housing estate.
- Please ask your host for advice should your pet need to see a vet during your stay.
- The owner accepts no liability whatsoever for your pet’s safety and security throughout your stay.
Heating
- The property has oil central heating which is on a timer from 0700 – 0900hrs and 1700 – 2300 hrs.
- The heating can be freely adjusted between 9 and 21 degrees centigrade by the guest during these times using the thermostat located on the wall at the bottom of the stairs.
- The heating thermostat can detect when guests have left the building and may automatically turn off.
Ventilation
- There is no air conditioning in the property.
WIFI
- Guests will need to use their own wifi-enabled device to access the internet.
- You will be connecting to a public network, and the security of your internet browsing device is your responsibility. We strongly recommend the use of a frequently updated firewall and anti-virus software.
- Your use of internet services is carried out entirely at your own risk. We have no responsibility for, or control over, the internet services you access and do not guarantee that any services are error or virus-free.
- We have no responsibility for, or control over, the internet services you transmit or receive via the service.
- We do not guarantee the availability of the service, the speed at which information may be transmitted or received or that the service will be compatible with any equipment or software which you use.
- It is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity, and confidentiality of your data.
- We reserve the right at all times to withdraw the service, change the specifications or manner of use of the service, to change the access codes, usernames, passwords, or other security information necessary to access the service.

You must not use the service to access internet services or send/receive emails which:
- are defamatory, threatening, intimidating or which could be classed as harassment.
- contain obscene, profane or abusive language or material.
- contain pornographic material (that is text / pictures / films / video clips of a sexually explicit or arousing nature.
- contain offensive or derogatory images or text regarding sex, race, religion, color, origin, age, physical or mental disability or sexual orientation.
- contain material which infringe third party rights (including intellectual property rights).
- You must not use the service to access the internet or send/receive emails which, in our reasonable opinion, may adversely affect the manner in which we operate our business or which are otherwise unlawful or inappropriate.
- Music, video, pictures, text, and other content on the internet are copyright works and you should not download, alter, email or otherwise use such content without the owner of the works having authorized you to do so.
- We may terminate or suspend the service if we reasonably believe that you are in breach of the provisions of this agreement.
- We recommend that you do not use this service to transmit or receive confidential information or data, and should you choose to do so, you do this at your own risk.
- The service is intended for consumer use only.
- You must not use the service to engage in any activity which constitutes, or is capable of constituting, a criminal offense either in the UK or any other country throughout the world.
- We will provide assistance and information to law enforcement, government agencies, and other authorities if required.
- You acknowledge that we may keep a record of IP addresses and MAC addresses of any devices which access the service, the times the service was accessed, and the activity associated with those addresses and share those details with law enforcement if required to.
- You agree to compensate us fully for any claims or legal actions made or threatened against us by someone else because you have used the service in breach of the terms and conditions detailed above.
Host Liability
- Your host will endeavor to ensure aspects of your stay are as you might expect in terms of service delivery to the property. Please note, however, that we cannot be held liable for any event deemed to be out with our reasonable control. Therefore, no compensation will be issued in the event of:
- Mains power electrical failure caused by electrical power company outages either for planned or unplanned works or as a result of inclement weather.
- Failure of mains water supply due to source company outages either for planned or unplanned works or as a result of inclement weather.
- Digital outages by source companies which may affect the availability of the WiFi network either for planned or unplanned works or as a result of inclement weather.
Monitoring Equipment
- For safety and security purposes, the external of the property is covered by 4 CCTV cameras which are in operation and recording 24 hrs per day. We also have video doorbells.
- Obstruction of or tampering with these devices is forbidden and will result in the guest being asked to leave with no refund issued.
- The property is listed with the Information Commissioners Office.
- A copy of our Privacy Policy is available upon request.
